Energy certificate & energy consulting
Energy certificate
The energy performance certificate provides you with valuable information about the energy consumption of your property and shows potential for improvements. Energy performance certificates are valid for ten years from the date of issue.
Energy performance certificates are mandatory for
- Sale
- Letting of properties
Demand vs. consumption certificate
A distinction is made between the demand and consumption certificate. All residential buildings with more than four residential units are free to choose between the two types of certificate.
What does a requirement certificate cover?
The energy performance certificate is based on the building fabric and system technology, particularly for heating and hot water. Based on the energy status of the building, it calculates the amount of energy required for heating, ventilation, air conditioning and hot water preparation for average utilisation.
What does a consumption certificate cover?

Who issues the energy certificate?
The qualification requirements for issuers of energy performance certificates are regulated in the Building Energy Act. Anyone who "has" the qualification may issue energy performance certificates for new buildings and for certain modernisation measures as well as for the purpose of selling or renting. There is no authorisation procedure in order to keep the administrative burden as low as possible.
According to the Building Energy Act, those issuing energy certificates must have completed "construction-related" training as an initial qualification. Authorised are e.g.
- Architects
- Engineers
- Qualified craftsmen
- Technician
In most cases, this initial qualification must be supplemented by the fulfilment of a further requirement, such as successful further training in the field of energy-saving construction. The details are regulated in § 88 GEG.
