Property tax notices are sent out

The new property tax assessment notices for 2025 will be sent out from the middle of the week. For the first time, these will contain the result of the revaluation of the properties and the new assessment rate applicable to Rodgau. The new property tax law will apply from 1 January. This was preceded by a change in the basic calculation required by the Constitutional Court. Landowners in Hesse were therefore requested to submit a property tax declaration in 2022/2023. The tax office then reassessed the property and sent the owners the so-called "basic assessment notice" with the new tax assessment amount. The property tax is based on this measurement amount, which is multiplied by the Rodgau assessment rate (property tax A: 760 %, property tax B: 800 %). This mathematical procedure has not changed. The assessment rate is determined on the basis of the state's recommendation. The aim was not to change the total revenue of the municipality as a result of the reform. The new assessment rates were adopted at the municipal council meeting on 9 December 2024. The property tax can also be converted to rental flats or houses as ancillary costs. For technical reasons, the city of Rodgau is still missing around 1,500 assessment notices (basis for tax assessment), although the notices have already been sent to taxpayers by the tax office. They are not currently receiving a new property tax assessment notice from the City of Rodgau. As soon as these are available, the missing notices will also be issued retrospectively and sent to the landowners. Anyone who has questions about the amount to be measured or the implementation of the property tax declaration must contact the tax office directly: finanzamt.hessen.de/offenbach or 069 8091-1. The city of Rodgau will answer all other questions: steuer@rodgau.de or 06106 693-1600. There may be delays in responding due to the large number of enquiries. We ask for your understanding in this regard.
